What are AIA G702 and G703?

G702® (Application and Certificate for Payment) and G703® (Continuation Sheet) are copyrighted pay-application forms published by the American Institute of Architects. G702 summarizes the contract sum, work completed, retainage, and current payment due; G703 breaks the contract into a line-by-line schedule of values. Official forms are sold at aiacontracts.com (single-use licenses from about $49.99). Most GCs accept 'AIA-style' equivalents that present the same information — which is what this free generator produces.

Is an AIA-style pay application acceptable to my GC?

Usually, yes — Werx, Knowify, and most construction billing software produce AIA-style documents rather than official AIA forms, and GCs process them daily. Check your contract: if it strictly requires official AIA Contract Documents, buy the licensed form at aiacontracts.com and use this tool to get the math right first.

How does the roll-forward work?

When you start the next period, this period's work moves into the 'previous applications' column, previous certificates increase by the amount you just billed, and the application number increments. Your schedule of values stays put. That is the step every free template forces you to re-type each month — and where most pay-app math errors come from.

How is retainage handled?

Set a default retainage rate for the document, then override any line that carries a different rate (many contracts hold different retainage on stored materials — there's a separate rate for that too). Retainage is computed line-by-line, rounded to the cent per line, and summed exactly the way a GC's accountant re-checks it.
